01Who we are and scope

These terms and conditions apply to stays in the holiday apartments ARA, ARABELLA and BELLA at Dimora Arabella, Via Spirito Santo, Pietrasanta (LU), Italy, booked directly with us. The apartments are managed by Ara Srls, registered office Via Scirocco 53, 55049 Viareggio (LU), Italy – VAT No. 02696680467 – email info@dimoraarabella.com – phone +39 335 135 7069.

For bookings made through online portals (such as Booking.com or Holidu), the booking, payment and cancellation conditions shown by the portal at the time of booking apply. The house rules below apply to all guests.

02Booking terms and confirmation

• You can request availability by email, by phone or through the form on our website. A request is not binding for either party.
• We will send you a written offer with the price, what is included and the payment and cancellation conditions.
• The booking is confirmed only when you accept the offer and we receive the payment requested in it. We will then send you a written confirmation.

03Prices and payment terms

Prices are those stated in our written offer. Any local tourist tax, where applicable, is not included and is paid separately according to the rules of the Municipality. Payment methods and due dates are specified in the offer.

04Cancellation conditions and changes

Cancellation conditions are stated in the written offer and in the booking confirmation. Please send any cancellation or change request by email to info@dimoraarabella.com. Changes to dates are subject to availability. We recommend taking out travel insurance.

05Check-in and check-out

Late arrivals or different times must be agreed with us in advance.

06Guest registration

Italian law requires every accommodation provider to register all guests with the State Police through the Alloggiati Web service. On arrival, each guest (including children) must present a valid identity document or passport. We cannot give access to the apartment to guests who do not provide these documents.

07House rules

• Each apartment hosts up to 4 guests. Only guests registered in the booking may stay overnight.
• Smoking is not allowed inside the apartments.
• Parties and events are not allowed. Please respect the quiet of the other guests, especially in the evening and at night.
• Pets are welcome on request: please let us know when you book. Their stay is confirmed only after our written approval.
• Please sort your waste following the instructions provided in the apartment.
• Please treat the apartment and the garden with care and turn off air conditioning and lights when you go out.

08Swimming pool and garden: terms of use

• The shared swimming pool is open from May to October, weather permitting.
• The pool is not supervised by a lifeguard: guests use it at their own risk. Children must always be accompanied by an adult.
• Please shower before entering the pool and do not enter the water immediately after applying sun cream.
• Glass objects are not allowed near the pool.

09Damage and liability

Guests are responsible for any damage caused to the apartment, furnishings or common areas during their stay and are asked to report it promptly. Ara Srls is not liable for the loss of, or damage to, valuables left in the apartments or common areas, except where required by law.

10Force majeure

Neither party is liable for failure to perform its obligations due to events beyond its reasonable control (such as natural disasters, orders from the authorities or interruption of essential services). In such cases we will contact you to find the best possible solution.

11Personal data

We process your personal data in accordance with our Privacy Policy.

12Applicable law and disputes

These terms and conditions are governed by Italian law. For guests who are consumers, the court of the consumer’s place of residence has jurisdiction, as provided by the Italian Consumer Code. Consumers resident in the EU may also use the European Online Dispute Resolution platform.
